First Home Guide is constantly working to simplify the home buying
process. If you are a motivated buyer, eager to get into
your first home, our FAST TRACK Home Buyers Program can get
you there fast. The following steps and times are estimates,
some people can find and move into a home in 30 days. For
others it could take months. The important thing is to become
a well-educated buyer, this will make the process faster
and easier. The following system can help you find, purchase
and move into your home in 60 days or less.
- Get pre-approved.
Steps:
- Phone interview - we pre-qualify you with basic info
like credit score, income, rent history, monthly debt.
Time: 30 minutes
- Appointment - Bring all your documents:
- If you are salaried: provide two years W-2 and
one month of pay stubs OR if you are self-employed:
provide two years tax returns and a YTD profit and
loss statement.
- If you own rental property, please provide rental
agreements and two years tax returns.
- If you wish to speed up the approval process, please
also provide three months bank statements for each
bank, stock and mutual fund account.
- Provide recent copies of any stock brokerage or
IRA/401K accounts that you may have.
- If you are requesting a cash out refinance please
provide a letter explaining what you plan to do with
the proceeds.
- Provide copy of divorce decree if applicable.
- If you are NOT a US citizen provide us with a copy
of your green card (front & back), or if you
are NOT a permanent resident provide us with your
H-1 or L-1 visa.
During this appointment we will review your application,
make sure we have all the necessary documents, sign the
pre-loan documents and answer any questions you may have.
Time: 1 hour
- Using the internet, and a realtor, find and visit homes
in your chosen areas (city, zip code, etc.) and price range.
The fastest way to find the right home is to utilize both
a good realtor and the Internet. Using the Internet to identify
some homes saves time for both you and your realtor. Generally,
most of the homes available for sale in any city are viewable
on the Internet and this allows you to quickly and efficiently
narrow down your search to only those homes that meet your
criteria. Your realtor may provide access to the MLS on their
web site. The more knowledgeable you are about what you qualify
for the faster you will find the right home.
Time: 1 to 6 weeks
- Make an offer and sign purchase agreement.
When you find a home you want and you’re ready to make
an offer, you will meet with your realtor to complete a purchase
agreement. Your realtor presents your offer to the seller.
Generally when you make an offer on a home, if your offer
is below the asking or listing price, the seller will respond
with a counter offer. Sometimes this process can take a couple
of hours, other times it can take a couple of days.
Time: 1 to 2 days
- Home inspection and appraisal.
Once the seller agrees to accept your offer, the next step
is to have the home inspected and appraised. Generally
all offers and purchase agreements are contingent on a
satisfactory home inspection and an appraisal that supports
the selling price. The home inspection and appraisal are
generally ordered at the same time.
Home Inspection - Your realtor should be able to order
this and have it completed in 2-4 days.
Time: 2-4 days
Appraisal - Your mortgage loan officer should be able
to order this and have it completed in 2-4 days.
Time: 2-4 days
- Close loan.
The closing takes place at a title company and the attendees
include the Sellers and their agent, the buyers and their
agent and the mortgage loan officer. The buyers/borrowers
must bring a valid drivers license and a cashiers check
if they are bringing money to the close.
Time: 1-2 hours
- Move into your new home!!
Congratulations! Once your closing is complete, you are
given the keys to your new home!
